Lletty Cottage forms part of the owners' 200 year old stone farmhouse and provides comfortable, high quality, self- catering accommodation for one or two adults over two floors. The accommodation is not suitable for children (steep stairway) or pets (farming activity on site). Access to Lletty Cottage is via a 70 m long gravel drive from a minor road 300m from the A40 A-road. The property is signposted.
There is ample parking space at the front of the cottage with a turning area, and security lighting.
Access is along a slightly elevated path to the entrance door, 1200 mm wide, at the front of the property adjacent to the graveled parking area. There is a 60mm rise over the threshold.
The accommodation comprises lounge, kitchen, bathroom and upstairs galleried bedroom accessed from the lounge. Lighting is provided in all rooms by an overhead main light with switches on the walls at an easy to use height. Walls in the cottage are light coloured matt finish throughout, with contrasting doors. In the living room there is extra lighting provided by a table lamp and a standard-lamp. In the bedroom there is a main ceiling light, spotlights on the beams and bedside table lamps.
There is a good signal for Vodafone mobile telephones.
The accommodation is centrally heated throughout via an oil-fired boiler and room-thermostat-controlled radiators, which also supplies continuous hot water which is thermostatically controlled to a safe temperature.
The lounge has a natural wood floor and sofa and armchairs. There is a television with video, DVD and CD player and free-view digital box, all with remote controls. An under-stairs cupboard provides utility storage. There is a shelving unit with copious information material including instructions for all equipment. Additional task lighting is provided, all with convenient switches. There is a smoke alarm fitted. The central heating thermostat is on the living room wall at 1500mm above floor level.
A wide opening leads to the fitted kitchen with a ceramic-tiled floor, with dining table and chairs. The kitchen has a generous amount of working surfaces in easy-clean laminate. Appliances comprise washing machine with integral drier, dishwasher, electric cooker with fan assisted oven and grill, extractor hood and fridge/freezer. Full equipment includes all crockery, cutlery, kettle, toaster and microwave oven. There is overhead lighting and niche lighting in a fireplace which houses a small wood-burner stove. There is also an overhead emergency light which operates in the event of power failure. All electric power points (except for worktop level in kitchen) are approx. 220mm above floor level and light switches at 1200mm. All fixed electrical appliances have fused isolators with neon indicators.
Adjacent to the kitchen is a downstairs bathroom with ceramic-tiled floor, bath, w.c., hand basin and separate electric shower. The shower has a 120 mm step up. There are no fitted handrails. There is a low voltage extractor fan with pull switch.
From the lounge there is a carpeted flight of stairs to a landing and a further flight to the first floor carpeted galleried bedroom. The stairs have a rise of 200mm and going of 220 mm. There is a further smoke alarm fitted.There is a king sized bed, bed-side tables with lamps, dressing table with mirror, wardrobe and bookcase.
French doors with a 60mm rise over the threshold and a step down open from the kitchen onto the patio area which leads into the surrounding gardens, which have various steps and changes of level. There are two fields adjacent which are part of the property, with a large pond. The fields are grazed by sheep in the summer months.
Lockable storage for cycles is available.
The cottage is on a bus route with request stops. Buses go to all local towns and villages, and to Carmarthen, the county capital. The local railway station is at Llangadog, about 1 mile distant, on the Heart of Wales line from Swansea to Shrewsbury, with 4 trains per day in each direction.
The owners live in the adjacent farmhouse and are available to assist whenever possible.
The cottage is suitable for short-stay visits (1-3 weeks) by able bodied adult persons.
